HOW DOES THE PROGRAM WORK?
Qualified first-time home buyers can receive a low 30 year fixed rate loan. First-time
homebuyers will be eligible to receive upfront cash of 4% of the loan amount which can
be used for down payment, closing costs and other prepaid items. The 4% is a grant and
does not require repayment. The mortgage loan and 4% cash assistance are funded from
Sedgwick and Shawnee County issued bonds. Periodically new bonds are issued and a
new mortgage interest rate is set.
ARE YOU ELIGIBLE?
You are a first-time homebuyer if you have not had an ownership interest in a primary
residence for the past three years. You must occupy the home within 60 days of loan
closing and at the time of closing, you are not permitted to have an ownership interest in
other residential property. The total gross annual household income for all residents
intending to live in the residence, age 18 or older must be within the income limits.
ELIGIBLE MORTGAGE LOANS
The types of mortgage loans you may obtain are: FHA, VA, USDA Rural Housing, or
Conventional.
